1.)  INTEREST RATES

Interest rates have nowhere to go but up!!! Get preapproved and locked in ASAP!!!!! Predictions are that by the end of 2015 interest rates are going to start to rise. Have your lender...banks are not always the best option

Don't forget to shop around and get the best deal possible!!!

2.)  MULTIPLE OFFER SITUATIONS

If you end up in a multiple offer situation, listen to your agent's advice. Ask them to find out what is important to seller. You may be surprised to find out that it's NOT the bottom line price. They may need to stay in the home for a month or two, so a lease back option may be of more value to them.

Another thing that may make your offer more desirable would be a larger binder amount, it shows how motivated you are!! Present as Qualified as humanly possible.

Does your lender only pre-approve or does your lender pre-underwrite? When you have a loan application that's pre-underwritten you are NEXT to cash with your offer! You're loan is good as gold!

Finally, bring emotion into your offer and write up a buyer letter. Tell the seller your story. What may be important to them is who lives in their home.

3.)  CERTIFIED PRE-OWNED

The appraisal ensures your home is priced right to begin with! There is much less meed to negotiate when you're priced right to begin with. This raises your opportunity for multiple offers!!

Having your home pre-inspected can save you as the seller so much money in the long run! Once a home goes under contract and the buyer has their inspection a seller needs to then have a licensed professonial make any repairs. Save yourself money and get it done, learn of any big things that may need to be taken care of and know about it EARLY!!

Finally give the buyers peace of mind and offer a home warranty at closing!

4.)  HAVE YOUR TEAM READY!

As excited and as ready as you may be to go out and purchase your next home, you want to make sure you have a plan and your team in place to work for you!

Your team includes an agent, your lender, inspectors, etc...have the right team in place and they will ensure that this process is the most smooth and with the least amount of stress possible!
