Buyer Urgency!

1.)  Interest Rates!!!

Have nowhere to go but up!!! Get preapproved and locked in ASAP!!!!! Predictions are that by the end of 2015 interest rates are going to start to rise.

Don't forget to shop around and get the best deal possible!!!

 

2.)  Don't Hesitate!!!

When you see something you love do NOT hesistate! If you like it someone else does! If you wait to make an offer it may be too late and someone else will purchase the home of your dreams!

The good homes don't LAST!!

 

3.)  Multi-bid Situations

If you end up in a multiple bid situation listen to your agent's advice. Ask them to find out what is important to the seller. You may be surprised to find out that it's NOT the bottom line price. They may need to stay in the home for a month or two, so a lease back option may be of more value to them.

Other things that make your offer more desirable would be a larger binder amount, it shows how motivated you are!! Present as Qualified as humanly possible.

Does your lender only pre-approve or does your lender pre-underwrite? When you have a loan application that's pre-underwritten you are NEXT to cash with your offer! You're loan is as good as gold!

Finally, bring emotion into your offer and write up a buyer letter. Tell the seller your story. What may be important to them is who lives in their home.

 

4.)  Sellers how do you make YOUR home the most desirable?!?!?

The easiest way is to make your home desirable is have your home Certified Pre-Owned!!! CPO means that you have an appraisal, an inspection, and offer a home warranty at closing. This wraps your home up like an amazing present!

The appraisal ensures your home is priced right to begin with! There is much less need to negotiate when you're priced right to begin with. This raises your opportunity for multiple offers!!

Having your home pre-inspected can save you as the seller so much money in the long run! Once a home goes under contract and the buyer has their inspection a seller needs to then have a licensed professonial make any repairs. Save yourself money and get it done, learn of any big things that may need to be taken care of and know about it EARLY!!

Finally give the buyers peace of mind and offer a home warranty at closing!

We have seen that homes that utilize the CPO program, go under contract faster and for MORE money.  

 

5.)  Plan and Pick your Team

Your team includes an agent, your lender, inspectors, etc...have the right team in place and they will ensure that this process is the most smooth and with the least amount of stress possible!
